R75 is a restoration and rescue project for a series of Porfirian houses dating from 1917. It is located on the second perimeter of the Historic Center of Mexico City (CHCDMX), listed by UNESCO in 1987 as Cultural Heritage.

The original project consisted of 7 modules; and each one was made up of a two-level house and a commercial space on the ground floor. A century later, the building was in a state of neglect and deterioration; a house had already been demolished after the earthquake of 1957 and only 3 commercial premises and two houses were inhabited.

R75 started in 2016; From the first visit until the executive plans were available, it took 12 months; and the construction period 14 months more. The peculiarity of this project was the social and patrimonial awareness of the investors. Hand in hand with the design team and the entire technical team, a project of 12 apartments and 6 commercial premises was achieved, without parking spaces, respectful of the environment, both urban and social.

The process was not linear, it required a constant process of adaptation. During the work, changes arose due to the specific conditions of each structural element. Most of the original pieces of the building were rescued such as steel profiles, steps, vaults, blacksmithing, among others. On the other hand, the selection of the new materials sought to be coherent and to generate an honest and respectful dialogue with the original building. As it progressed, it came to life in parts. It was to de-build it and rebuild it as a sculpture; reinterpreting the project in parts.

The end result is a mixed-use building, which combines housing and shops, seeking to revitalize and repopulate the CHCDMX. The new residents who will inhabit this space will strengthen the social fabric of the Historic Center, while due to its privileged location they will be able to move on foot, by bicycle or public transport.

R75 is a real sample that you can rescue the historical heritage, recycle and make a viable real estate business model. We propose a renovation that strengthens, diversifies and integrates the CHCDMX community, and adds to the rescue of an integrating element and local identity that enriches the urban landscape by giving new life to an actor who was abandoned.

The end result is an honest, renovated and contemporary work that is projected to be enjoyed for the next 100 years or even more.
